About the Planning System

The planning system is regulated by the Government and it provides society with a way of managing how we use land, what we build and where we build it.

Planning legislation states that the determination of planning applications must be made in accordance with the Development Plan unless material considerations indicate otherwise. In Mendip, the Development Plan consists of the South West Regional Spatial Strategy, the Somerset & Exmoor National Park Joint Structure Plan Review and the Mendip District Local Plan. These documents consist of maps and written policies to show where and in what quantity various types of development should take place.

The Council is currently in the process of preparing a Local Development Framework which will eventually superseed the Local Plan.
